Every Owner planning a construction project expects three things: a high-quality product delivered on schedule and within budget. Too often, though, owners get “if-all-goes-well” promises . . . but no guarantees and no Guaranteed Maximum Price.

It’s the nature of the traditional Design/Bid/Build construction model, where architects and engineers design a facility and draw plans – and then request bids for materials and services based on those plans. It’s a model where owners, architects, engineers, contractors, subcontractors, material suppliers and those responsible for financing and permitting each plays an important role. Each has an impact on the quality, timing and cost of the project but because each is usually brought into the process as the project develops – instead of during the planning phase – it’s difficult, if not impossible to determine final costs and schedules early in the process. More importantly, the Design/Bid/Build model does not take advantage of the expertise of each of these disciplines during the planning phase, which could reduce total project costs.

The Sakonnet Construction Management model works differently. It does not start with design.
